I'm Lisa Richard Hernandez, and I'm George Hernandez and, well, you haven't heard from us in a little while because I've been busy working this whole time, and so it's hard for us to do a travel RV podcast when we haven't really done a lot of traveling. But as it turns out, we've done a bunch of traveling in Florida this over the over the past few months. And we wanted to just kick start off our kind of podcast year by sharing with you what we've learned here down in Florida in the winter months, spending some time with all the rest of the snow birds, and kind of share with you our plans for what we've got going on for the rest of the year. We've got some super excited trips planned. So let's

you know, most of you know like, our home base is in Charleston, South Carolina. The next project that I've got going on is in Nashville, which is locker southern view, and so I've got a little bit of time between projects. And we had seen the people at Old Florida motor coach resort, at all the different RV shows and stuff that we do. I was lucky enough to have the opportunity to come down here. They gave us a place to stay for a few months to help them out with sales during their busy season. So old Florida just opened January 1. We're going to do a whole podcast about more details about Old Florida, but I wanted to take some time and share with you about the different resorts that we did get to sort of venture off to on the side while we're here. So kind of just starting out on the way down, I do what's called these one day sales. And there was a one day sale through this company called premier land that I do some work for. And they have special sales that is like a one day only. And so I come in to help them do some sales there. And the first place we went to is champions run, which is in Ocala in Florida, more towards the northern part of the state, a little bit. It's near Gainesville. It's horse country, and they're home to the largest Equestrian Center. Beautiful, beautiful, billion dollar facility for horses there. So we stayed a couple nights at champions run. And it was a, it was a really nice resort. There just started being an ownership resort. So this was what was that in January, beginning of January, yes, and the they've got over 400 sites, and they were pretty full, so I got to explore all the amenities. We got to spend the night a couple of nights. They've got a great clubhouse in a swimming pool area with a hot tub. And then they have this really nice, like outdoor Tiki, a giant tiki bar that has a bar in it, and they had karaoke one night. They had music. Yeah, they

had lots of entertainment. They also were conveniently located plenty of shopping nearby. Yeah,

it was restaurants. Yeah, it was really right in the middle of everything. We didn't have a hard time finding restaurants or things to do. We did get an opportunity to go over to that equestrian center next time? Wow, yeah. I mean, it would, that was just really beautiful. And I think that will, I think that will bring Ocala business year round, so it will make it more of a year round resort than just the snowbirds. One thing we've learned since we've been down here is it's kind of like this migration schedule of people, where they come down for the winters they spend three or four months. And right now it's beginning of April, and we're just seeing a mass migration back north here. Oh yeah, the mass exodus is so I don't know if everybody races home to get their taxes done on april 15 or what, but we see a great reduction in occupancy down here and all the resorts that we've been to. So champions run was one of the first ones that we went to. I would recommend champions run if you were looking for a place to get away in Florida. I. Uh, reasonably priced. I believe their peak season was like $1,500 a month for a rental. I don't remember off the top of my head, whether or not that includes your electric for long term rentals, but they do nightly and weekly rentals as well as long term and there seem to be a good sense of community, and a lot of people that have been there for a while, they have all of your standard, yeah, I'm

looking at their website right now, and a premium site is between 50 and $90 nightly. Those are the rates right now as of

April. April, the next place that we went to was canopy oaks, and I believe it's the same owner as champions run, but it's in a very different type of location. It's a very rural area, and I would say canopy Oaks is for is the destination. It's on over 400 acres. They just started selling lots there as well. We did a one day sale there they have, again, the same big, beautiful outdoor Tiki. Now they do live music there. It's a full, full bar. Cash bar available. I believe that people from outside of the resort can come to that bar as well. When we were talking to the bartender at canopy oaks. What's the name of the city that canopy Oaks is located in George I'm looking for that right now. The bartender told us that that was the only full bar liquor bar in about a 45 minute radius. So it was a good little drive to get to the Walmart and things like that about 30 minutes. But everything you needed was really there at the resort, they did sort of an interesting almost like Park models that they created, like a hair salon and a pizza place and a barber shop, just things that you would need, that you would want, that aren't, you know, so you don't even really have to leave the gates. I thought that

was really smart of them, because it is kind of far from shopping and stuff. So they, they brought the shopping to you, and it's located in Lake wells Florida, which is just for reference. It's in about an hour south of Orlando.

Yeah, it's right in the middle of the state. So we spent more time in the middle of Florida than I ever have in my life. My mother lived in Clearwater, Florida near Tampa for 30 years. So for years, I always went down and I drove through Ocala on the way to Tampa. And so I know that area pretty well, but I never really sort of ventured out to the middle of the state, besides Orlando, and so spending some time in Ocala and then at canopy oaks was definitely interesting. Old Florida rivers, that motor coach resort, the brand new place that we've been working at is in Labelle, Florida, which is again in the middle of the state, on Highway 80. So working down here at Old Florida, it's been kind of our bouncing off location, I guess, if you will. So we got to go visit some friends over at Golden Palms Resort, which is another ownership resort. It's in a little bit. It's in Lehi, which is about 30 minutes south towards Naples. It's also east of Fort Myers by about 30 minutes and golden palms has just over 100 owner sites. There's sort of circle around a lake there. I really like the many of the lots, I would say 90% of them have a casita with

I really liked about their Casitas is they have a lot of people had this screened in Lanai, and you have, like, a kitchen area with full windows, doors that open out to the lanai. So it just makes this large outdoor living space great for entertaining our friends. Jim and Deb there have a beautiful space. They invited us over. We had appetizers, had some friends over, and they took us on a tour to see, I don't know, we probably got to see like five or six of their friends, Casitas and really check it out. That was a really, really neat experience. And

their rates right now are $116 between 100 and $116

per night. Yeah, again, they have a lot of owners in there, a lot of seasonal rentals. I don't know what their seasonal rentals go for but they do get a lot of snow birds as well. They were telling us, you know, this kind of the same thing, and they all sort started migrating north in in April. But it sounds like they do a lot of fun activities there as well, golf cart parades and things like that. So if you're interested in an ownership resort, there's probably an ownership resort in Florida about every 30 minutes away from each other, which was really surprising to me. Coming from South Carolina, we have very few ownership resorts. We also had the opportunity to go right down the road here from Old Florida is river bend, and that is also in Labelle Florida. River bend has, I believe, just about over 400 lots as well. River bends been around a lot longer. It's very well established resort. They allow them to have Casitas there as well. You You're not technically supposed to sleep in the Casitas, is my understanding. I think some, some of them may have, like Murphy beds and things like that. But the ones that we saw, generally were not designed as bedrooms, but you could have a bathroom in them. They've got some really nice waterfront lots with fountains in them, well established lush landscaping. They have lots that are everything from just sort of like a stamped concrete or older pavers to newer pavers. So a lot of different things there. George, tell them about some of the things that you love about Riverbend. Yeah,

this place is right up my alley. So one of the things that they have is they have a RC car race track, remote control car race track. And supposedly, every Tuesday, the guys get out there and they have races, and all the they have bleachers for the residents to come and watch the races. And then they also have a mini train track, which is right in front of the clubhouse. And they've they laid out the tracks like between the trees. And when the guys come to run their trains, they set up little it's like a little village. And I thought it was really clever. For 100 bucks, you could become a sponsor, and they will put your logo on one of the buildings. And then when they set up the village, there you go. You got your $100 worth of advertising. Yeah,

yeah. It seems like there's a bunch of guys there that just came up with a bunch of, probably a bunch of retired guys that came up with things to keep themselves busy all day. They also have toys. And their toys, yeah, they also have What the What's the electric boats? Or what is it?

Oh, yeah. They do remote control sailboats and power boats. They said they used to have a course set out with buoys, but one of the hurricanes took out the buoys, and they haven't replaced them, so I'm sure they will, but it was just such a neat just something different. It was so interesting to me.

Yeah, so Riverbend is right on the water in LaBelle, and so they do have a restaurant and bar on site. Everything is manned by the owners there. So it's my understanding, they they run the bar, they run the restaurant, they do all the activities, all volunteers. So I don't know what it would be like in the summertime there, but in the winter time, it's full and very active community. There at river bend, right next to river bend, is another RV resort called River landings, and they're legitimately, literally right next door to each other. Took me, like, I don't know, a month almost before I could get established. The difference between the two of them, river bend and river landings. River landings has full on Casitas with, like, a little pool, an Illini you can pull your motor coach up to. They have those RV shades. This is kind of a new, sort of popular,

a little bit of mixed emotions. Like most people don't like the look of something that covers your motor coach, like they don't want to have, like, a, you know, metal shed or carport, if you will, on their lot. They don't they want something that looks, you know, still upscale, I guess. And so one of the things that we've seen, and I've had people seem very interested in them, is like a, what would you call it, George? Like a metal canopy, like a shade canopy. Yeah,

yeah. And there's so there's like two poles in the shade, like goes out over the top of the of the motor coach to provide to just shield it from the sun. So they do have some of those I saw at River landings. They have a lot of lots for sale there. When we went to the Prevost show that was over in Fort Myers, no, sorry, no. West Palm Beach. West Palm Beach, all these places I learned so many new cities in Florida.

we're at Old Florida still. In Today's our last day here. And so we decided to sit down, and before we left, to go over all the things that we have done while we're here. And so we went to the Prevost show, just as an aside, that was, we we own a Tiffin fate. And so they say there's two kinds of people, people that have Prevost and people that want one. And so we fall into the second category. But I did take my time to tour. I'm pretty sure every single coach on at the show over the course of, I think, three or four days that we were there,

I think we went on each one at least three times. There was so many that every time we walked into and we're like, oh, this is the one, and then the next one? Oh, no, no, no, this is the

one I don't know. I found I've talked myself out of more than I talked myself into, I would say. And it's been established that I have very expensive tastes. So if I do get one, it would the one that I like is 2.2 million. So it may be a while before that's in in our budget. Yeah, absolutely. But we had a great time with our friends there. We met a whole bunch of new people and really, really enjoyed our time. I worked for Old Florida there and and helped them man their their sales booth there. So we did have some fun in the meantime. With that, the other place that we went to go stay with some friends here. That was very interesting. Our friends the Shang paws, they have, if you don't follow them on YouTube yet, you should look them up. They're a full time family of our viewers. It's Jason and Linda. Are the parents and Jason Junior and Sarah, their children are 17 and 15, and they've been traveling in their Prevost for six years full time, and have traveled all over the country. And there's a wealth of knowledge for travel. And they started a YouTube channel, so if you don't watch them, yeah, go on YouTube and make sure you follow the string pause. They do a great job with their videos, yeah, and they've got a lot of neat places. They're heading up to Alaska this summer. So they are owners over at Gulf waters in Fort, which is near Fort Myers Beach. And so we took our our RV over there for a few nights to visit with them. And again, this is an ownership resort, yeah?

So I would say Gulf waters. It's not the Big Lots and lush landscaping that you might think of for you know, old Florida or river bend, or some of these other older, more established resorts. But you cannot beat the location of Gulf waters. I mean, you can ride your bike to Fort Myers Beach. There's literally restaurants and shopping. Walmart is, like, literally five minutes away. Everything is right there. Taco Bell's like, right

outside the gates. Yeah. You could almost ride your bike to everything from there, yeah. I

mean, if you don't have a tow vehicle, that would be a great place to stay if you don't want to do driving. We they we celebrated their son's graduation and Linda's 50th birthday while we were there, and they have this tiki bar up at the pool where they had live music, and again, a full bar.

It was really that place really, really had a sense of community everybody. I mean, so many people showed up for their son's graduation from the resort, people that they've met throughout the years. I mean, probably over 100 people, oh god, yeah, easy. And they said it would have been more, but a lot of people already left because of the mass exodus before it gets too hot. But it was really, really nice to see so many people turn out for this young man and his accomplishments. Yeah,

and apparently, Gulf waters does more definitely seasonal rentals. They said they're pretty much booked up in the winters, and they don't do a lot of you can rent it for the day, obviously, because that's what we did, or the week or the month. But most people, it seems like, come down for the full season there, and that's the place they come year after year. Owners, owners stay there as well. Yeah. So we really enjoyed the time that we spent at Gulf waters. Yeah,

lots were pretty reasonably priced, yeah, in the mid one hundreds to the upper two hundreds, three hundreds. They don't even really, according to our friends, really, they don't even really have a real estate agent in the resort. They mostly sell sort of word of mouth for sale by owner. So says a lot about the location in the community. If they don't even need to do any marketing or advertising to keep it

we have noticed, and I think it's kind of all over the place that when we first started RVing about seven years ago, we wanted to come down to Florida in the winter time, and we were trying to find a place, and people were just like laughing and hanging up on us when we were like, Hey, can we come down next week? And they were like, You mean this year? Yeah, and we didn't have any troubles getting into any of the resorts that we stayed at this year. So I don't know if occupancy is down just a bit. I think tour, tourism overall is down a little bit. I know Hilton had they're on the island even they're like, you know, hotels and stuff have been down some but yeah, I

think tourism is definitely down. I'll also say we've noticed real quick that in Florida, you can literally throw a stone and hit an RV park there. There's, there's a lot of RV parks down here. Yeah, that's

right, I forgot, because we also went to that Laguna Carib. It was over there. It's near Fort Myers and, oh yeah, they we met them at the booth. They had a booth at the Prevost show as well. We did not spend the night there. We just went over there. They had an open house. You could build a casita on your lot there as well. The Casitas could have a bedroom and a bathroom. We learned a lot about buying a lot.

Okay, I'm sorry that's the one that had the really nice Casitas, like, look like, was that the one that had, like, the Polynesian looking Casitas? Yes,

yeah. And so you could build on there, yeah, it's, it's, it's a smaller, it's, they built this section in the back of another RV Resort campground. And again, it's got kind of a lake in the middle. They have a restaurant and bar also right there at the pool, there was a lot of people there, you know, just having cocktails, enjoying the pool.

Yeah, it was kind of interesting, because they built this new section, and it's kind of like, almost like a exclusive part of an overall bigger RV park. And with that, if you buy into that section of the resort, you can use the big clubhouse of the bigger RV Resort, but the other owners can't come into your section. Remember that it was like some weird thing like that?

Yeah. So let me just say one thing. So I probably shared with you all that I just got my broker's license in Florida at the beginning of the year to come down here and start working. And I have learned so much in the last three months about RV lot ownership in the state of Florida, and how much it's different from every single resort. And if you are looking to be an owner in Florida, really need to ask the right questions. For example, champions run in canopy oaks, even owners are only allowed, per the HOA documents and the municipalities, is my understanding, to stay for 180 days of the year, and you cannot establish homestead there. And golden palms, they have Casitas, but you're not technically supposed to be able to sleep in them. Riverbend was the same thing with the Casitas. You're not supposed to be able to sleep at them. Then there's Gulf waters. Can were they allowed to be there year round? I can't remember off the top, so weird, because they don't have any Casitas allowed there. And then river landings has full on, like, practically little houses rules,

then Old Florida, where I said, we'll go into more detail. And then, in a different podcast, you're allowed to have your bedroom, your bathroom, your casita. You can have a Casitas large as 1300 square feet with two bedrooms. You can establish homestead. You can live there year round. So really, kind of think about what it is your end goal is, and what what you're looking to do. And there's a lot of shopping around that can be done. Yeah,

and definitely ask questions, because we were not aware of all these different rules. And literally, we are across the street from river bend, and they have different rules than we do, and we're in the same county, same everything, but they have different rules. So it's. It's kind of weird. Definitely ask your questions. If you're looking for a place to call home, make sure you can call it home. Yeah,

just ask the right questions one place. I'm really bummed out that we had didn't get to while we're down here, but they were also at the Prevost show. Is Port St, Lucie, their motor coach, they're mark and Doreen judge. They're the agents there. They, we got a lot of people that came over to Old Florida to check it out from Port St Lucie. They, they have three different types of lots. A regular lot, you can have the tiki lots, and then you can have Casitas there. It sounds like they have a great sense of community there. They've got over I think they've got like 450 lots there. Ish somewhere around that mark and Doreen, are the realtors there, and we've become friends with them. They apparently have a really nice resort there too, and that's one that's on our list to get over to. But we just couldn't make it happen this.

Yeah, yeah. So we've been all over. So we went up to Perry, Georgia. We had, now it's called, it's not FMCA anymore, which was the family motor coach Association. It's fr V A family RV Association. And what that really means is they've allowed fifth wheels and bumper poles into the community, I think, to start expanding it. That group is kind of aging, and I think they're trying to bring in some new, younger blood. We had a great time at that show. There was about, was it about 1800 coaches there, I think?

And they had a different entertainment at night and meals. We worked a booth there for Old Florida. On our way up, we got to stop at our friends, at Carol's country sausage, yes. And have we talked about Carol's country sauce? Or, I think we did a podcast with with with him, yeah. Then we do an interview with you. Yeah, with you. So we did get to, we finally got to spend the night there. And I tell you what, if you're heading up and down, I 75 doing your north, south trek, whichever way, your direction you're going, you definitely need to check out Carol's country sausage. It's a great overnight place. It has all pull through sites so you don't have to unhook your tow vehicle. I think he's charging like 40 bucks. And then He gives you, like, a $10 coupon or whatever, for the store, for the store, which is basically staying there for free, practically. But I tell you what it's like, literally, some of the best sausage I've ever had they make their meat counter is, like, I don't know, a mile long. Oh my god, yeah, all their different smoked meats and chops and steaks and everything, everything. I

mean people literally stop there to load up. Because we've talked to him a bunch of times, and he's told us, people stop there to stock up on their way to Florida, and then when they're headed home, they stop again and stock up to take food home. And he actually ships if you need more.

Yeah, even he's got a he's got great Father's Day gifts. There is, like, send me some meat sticks. Their meat their meat sticks are so good they're, like, beef, you know, like Slim Jims, but, like, actually homemade, all different flavors. How? They must have at least 10 or 15 different flavors of

Yeah, yeah, at least. And then they have that whole freezer section of meat sticks that are already packaged those. There's even more there, yeah, but it's not just meat. It's, it's like candy, candy seasonings. Yes, you name it, they have it. It's

I think I spent like almost $300 shopping at the store there with a bunch of food and stuff that. But it's so good. It was really good. We started freezer.

He's updated the the RV section of Carol's country sausage. He's expanded it. It's, it's really, really nice. Now, he put in some palm trees, leveled it off a little bit. And that one again, also, I mean, right off of 75 so as soon as you get off, you're there, yeah.

Well, that nine, if you Laguna Kareem, yeah. I mean, we've been all around this area here, and really enjoyed our state Fort Myers. We spent some time downtown there. It's about 30 minutes from Riverbend and Florida, Old Florida to downtown Fort Myers, and they have a really great little like kind of Main Street area that has a bunch of different restaurants that you can eat. We went to like, Ford's garage was a great place. They had some really good

burgers, Capone's pizza. The food down there was incredible. Sky Bar, yeah,

a lot of really good, like, you know, restaurants that you would expect in the city. We took a tour. We took a trip down to Naples. We did some shopping there. Checked out all the 20 and $40 million mansions on the water there. That was a nice little day trip. We just spent the night at our friends down at Marco Island. Yeah, that was beautiful. Marco Island has beautiful beaches. That's about an hour and a half from Old Florida. So we stayed with with our friends at the condo that they own there from Charleston, and they showed us around. We went to this place called Stans, which is a they got live music, and we had all you can eat crab legs, and had a nice, nice visit with them. So there's just a lot of things to see and do in South Florida and Central Florida that I really just didn't really spend a lot of time doing before, because most of the time I would, the farthest South I would get would be Tampa, you know, with my mom. So it was nice to spend a little bit of time down this way and get to know things a little bit better. We've had really warm, nice weather this whole time we've been here. Yeah?

so we've got one more stop on our way out of Florida, at another one day sale of in Punta Gorda that we're going to hit on the 12th and and then we're heading back to Alabama, and we're going to stay on Dauphin Island for a week and drop the motor coach back off to get some repairs, and then we have a full almost year scheduled of some travel, and so expect a lot more podcasts coming up.

I know what we're doing in June, we're going to be in Nashville. Oh, yeah, we're going to be at the Music City motor coach show. If you haven't made plans for that. It's a great show. They highlight all the new 2026, motor coaches. It's in Lebanon, which is right outside of Nashville. It's a it was a really great show. We did it last year. We have a booth there for locker southern view that's supposed to be breaking ground this summer. So. Hopefully we'll have more details on that and actually get to see the shovel put the ground this year. Yeah,

Oh yeah, we're going to Croatia and then Venice after that in September, and we'll be back in October. I feel like our year has already planned. It's just begun. So everybody buckle up. Yeah. And you know, our next big project in Nashville, I, you know, imagine that will take up a lot of our time, and we'll kind of go back into the work mode again, but somebody's gotta it's kind of work hard, play hard. So when we have the opportunity, we're taking it, and we're gonna go do as much travel as we can, check out as many places as possible.
