We have a great show for you today. First off, we're going to start by telling you where have we been for the past six months? Because we haven't done a podcast till the end of April of last year. Kind of been buried our heads in the sand and been working super hard down in Mobile, Alabama on a project there called Paradise, found doing some RV sales, and just kind of got away from our traveling and our opportunity to to share with you the different places that we've been, and even though we have done some traveling and shows, we just Haven't been good about putting them together in podcast. So we left Alabama, I guess, just about two weeks ago, headed home to Hilton, Head Island motor coach resort, which we love being owners here. And it was owners week. We got to see all of our friends that we don't get to see all the time here for owners week. And we're just going to tell you all about our the motor coach resort here, and all the things we love about Hilton that,

yes, we had a great time, and it was nice to get back and recharge our batteries. We've had a pretty crazy six months, but let's tell them about Hilton Head and the resort. Yeah,

so for those of you who don't know, Hilton Head Island motor coach resort is a Class A and C motor you can have also have, like, a Class C Super C motor coach in the resort, and it was built in the late 70s, early 80s. There's 401 or two lots here, and they're all ownership lots. So this is the first place that George and I purchased our first RV lot that we bought as owners. And I know for a lot of people, that's like a really interesting concept, the idea of owning your own RV lot, and we weren't now on our second lot. And yeah,

we were the same way. We didn't understand why people would buy. And now that we own we totally understand, and we would not change a thing. We love this place. Well,

if I would change anything, I would have bought more lots way earlier on, because, oh yeah, that's a lot to have really appreciated in value. And that's one of the great things about owning real estate. You know, we drive around in these different, you know, no matter what kind of RV you have, whether it's a travel trailer or a Class A motor coach or a fifth wheel, they're depreciating assets, just like a vehicle is. And so, you know, people would ask, Well, why would you buy your your RV lot when you can just rent right? Well, because when you own your real estate, then you get the appreciation value of it. We were fortunate enough to be able to pay cash for ours. So our carrying costs on this lot is just our real estate taxes and our quarterly HOA fees, which are here are think we just went up to one, 860, every three months, a quarter. Yeah, well,

and one of the reasons we bought was when we bought our first RV. We were paying storage fees, and we were paying, if I remember correctly, it was like, 353 50 a month. And that wasn't, that was outside, right? That was outside in the elements. And when we came here the first time, we were like, Oh, this is really cool. And for us, it's only a two, two hour drive from our home base, Charleston, South Carolina. So we started running the numbers, and we're like, why are we going to pay 350 a month to storage, to store the RV it's not plugged in. Every time we got in it, it smelled musty, because, you know, the ACS can't run if you're not plugged in. So we decided, You know what, let's do this and we'll keep the RV here. We can keep it plugged in. We can keep the AC running and keep it somewhat climate controlled for whenever we want to use it again and not have to worry about it. And we get the added benefit of this beautiful location. So we call this our Beach Condo is our RV when, when it's parked here in Hilton Head, yeah,

so it's really, like, it's really nice to be able to just drive our vehicle down here and come to the RV and stay here, and then when we are ready to take long trips, you know, we usually just leave the night before come down and, you know, to. Hours, pack up the up the coach, and take off from here. So buying was, I mean, really, almost a no brainer, no brainer for us, you know, for people that you know, if you're not in the position to pay cash, and you've got to do financing or whatever, you got to weigh your own options and what you can afford or whatever. But, but even when you compare that to, let's just say, for example, renting in here, if you were gonna, I mean, the lots go for, I think, like, $150 a night on average. I mean, if you rented that for a whole month, you'd be paying $4,000 a month just to rent, you know. And you're not getting any, any value out of that. You know, once the money's gone, it's gone. So just like anything in real estate. That's that's why we ended up purchasing. If you have more questions about that, feel free to reach out to me anytime. Lots of people have questions about that and being in real estate. When I tell people what I do, I sell deeded RV lots and different resorts around the country, people are like, you do what? They

So I say, I sell expensive driveways, basically. But

here it's beautiful. One of the questions that we do get asked a lot is, or I don't know if it's a question or concern, people always say, Well, if I buy in there, then I feel like I have to go there all the time, and we never feel like that. We feel like it's it's just an extension of our RV and an extension of our home. And the beautiful, beauty of it is, when we're not here, we can rent out our lot, which covers basically the expenses of our lot while we're not here. So what we're really banking on is for this to continue appreciating and we're just making money on our lot. In the long run, we'll always have a place to stay. Yeah, yeah, we never have to worry about it,

right? And so like we just really enjoy. We didn't realize how spoiled we were with Hilton Head Island, motor Cochrane, or until we really started getting on the road and traveling the country and seeing, you know what the options were at different places and different luxury resorts and different campgrounds, and how really great it is here. Because when we first started our being this, like we said, was our first place. We came because it was only two hours away. And we always highly recommend, you know, when you buy a new rig, just go a couple hours away and camp just to make sure that everything's working right, right. So that was our first trip here. And from real estate eyes, I was like, wow. Like, we could buy a lot here, and you can't buy a land here anywhere that would be anywhere near this price. And we started meeting the people that lived in here or that owned places in here, and we just enjoyed the community. But when we first came, we thought, oh, no, we don't want to be tied down. Yeah,

we had the same thought, we don't. Then we're gonna have to go there all the time, and we're gonna be stuck going there and, yeah, it's so truly not, like, so far

from the truth. And there's a lot of full timers in here that, like even just spent this past summer here for a long term stay, and then they go, you know, springboard from here to the next place that they want to go, whether it's heading south to Florida or back to home up north. There's, there's all kinds of different people, and I love the sense of community. Yeah, I was just gonna say that. And I think that's one thing that people don't really know or understand if they have not been to an ownership resort, the sense, like we came back for owners week, and we've seen people that we haven't seen in a year, and sometimes two years, sometimes Diane. We haven't seen them. Yeah, because they were on Chuck and Diane were, we need to do a podcast with them. They did. They were on the road for almost two years full time in their motor coach, went all the way up to Alaska, all around the country. And you know, it was fun watching them on their social media and see their travels. But then, like, we came home and it wasn't like, oh gosh, where have you been? It's like, oh my god, it's so great to see you. Like, let's catch up and get dinner.

And it's weird because you catch up, but you also feel like we're picking up right where we left off. Yeah, yeah. There's no except they've got a great adventure to tell us about, yeah,

yeah. And it's, it's, I love that. Let's just the the whole lifestyle of of the RV like, community is what I really love. Yeah,

and everybody's super friendly. Everybody takes care. As a matter of fact, we just had a little emergency yesterday here at the resort, and everybody pulled in together for one of the owners and took care of him. And, you know, I hope he's doing well, but it was so nice to see everybody just jump in. And there was no question, no one

person got the dog. One person, I'm gonna take him out. Yeah, you know, single elderly gentleman. And you know, I thought to myself, because, you know, we've, we've had another podcast about aging parents, and that's one thing that we did go through this past summer. Is George lost his mother, so part. The reasons we haven't done as many things, but when you see that, you worry about your parents all the time, and I thought to myself, wow, like, here's this elderly gentleman that lives by himself and his motor coach, and this whole community came around. I've got your dog. I'm gonna take you here. We're gonna make sure everything's taken care of. Call us and let us know how everybody is and but it's, but it's not watching out and helping each other,

yeah, but it's not even just because he had an emergency. People are constantly making sure that he's okay, and everybody checks on everybody. And if, if people know that we parked the RV here and we're going back home for a couple months, people keep an eye on your on your RV. They if a branch falls and you get, you get a call, Hey, you may want to come down. A big branch fell on it, or whatever. It's just, it's more of a community. I'll be honest, it's more of a community than I thought it was going to be. I thought it was going to be more transient. But because it is an ownership community, we know everybody, yeah, you know, and it's awesome. And the other thing is going back to the feeling like you got to come here all the time. We come here, and we'll talk with other owners, and all sudden somebody will say, Well, we're going to the Hot Air Balloon Festival in New Mexico. Next thing you know, four other kelp polls are like, we're going with you, yeah. And next thing you know, the convoy is on its way. And that is, to me, that is so cool. And you know, we've met, we've met up with people in New Mexico, Arizona. Where else did we meet up with friends from here or from other resort. People that

we met in Key West came to Hilton Head, oh yeah. Like, people that we met in Alabama came to Hilton Head. People that we met in Hilton Head, we went to Arizona to see

Yeah, that's what I meant, yeah. We met them here, but we went and oh yeah, in Arizona, we stayed at their resort because they own

a place in Arizona, in Arizona, yeah, yeah. So we really, really love that. But to talk about the Hilton Head Island motor coach resort, what it is, and what about it? So Hilton Head Island motor coach resort is the older resort, but it's, it's very wooded. It is a very lush landscaped resort. There's no Casitas or outbuildings or anything with a roof allowed. So owners use a lot of umbrellas, and we have outdoor kitchens. A lot of people have upgraded their lots with nice pavers and outdoor kitchens. The lots here sell for 150, to 375, we've got a small we call it a lake lot, but it's a pond that there's the most expensive lots are around there. We have a clubhouse that has a workout fitness center, has laundry facilities, bathrooms upstairs. It has a big owners gathering area, where we've had a lot of our owners functions. This past week, we did a really fun, fun night. Was the newlywed game, which was a blast. And the owners kind of put it on ourselves. And, you know, it was a great opportunity to learn more about our, you know, fellow neighbors and stuff like that. Was hysterical. And let's say we've got pickleball courts,

oh yeah, lots of them. So

Pickleball is very, very, very popular and competitive here. I'm not a big pickleball player. I wish I had more time to I would love to the few times that I did play it. It was fun. But I'm definitely not like a super, super competitive pickleball player by any means. And there's a lot of those here, but they're the pickleball courts are full all the time. We've got a couple tennis courts. We have a green space, we have shuffleboard, we have a pool that's heated and cooled hot tub. We have a the snack shack, which is open different times on the weekends, in the summers and stuff. So all of the things inside the resort itself are really, really great. Like, there's days, if, you know, especially if we're here for a long period of time, that we just we never even leave the gates of the resort. It's

a gated community. No, it's definitely a destination resort.

Yeah. Now the biggest thing is we can ride our bicycles everywhere.

Yes, Hilton Head had, what is it? 75 miles of trails, somewhere

between 65 and 75 miles of bicycle trails that really is like along the side of the road. So we can get anywhere in our resort, like we go down to the we drive, ride our E bikes to the beach. Maybe it takes 10 minutes. Yeah, I

think it's a mile away.

It's like a mile and a half because we've walked it okay. As a matter of fact, our kids came down to visit from Charleston. Our son that's in the Marines, came back from can't Canada, came back from California to visit for a couple days. And so they drove down to see us here at Hilton Head. And we took them out to the tiki bar, which is a fabulous beachfront literally, the name says it all as a big, giant tiki bar on the beach.

And they just redid the thing. And it's, they did a fantastic job. It's beautiful, yeah. So

it's at coligny Beach. They have live music, like three or four different sets every day. I think they even have it in the winter, because we were, they were here on Monday or Tuesday, and live music right on the sandy beach. Big, huge bar outside, bar food. But we really enjoy that. That's at coligny Beach. And so we decided, we said, well, hey kids, you haven't really seen the island. They're in there, like, 23 years old. And so he said, let's, let's stop at the next bar on the way. And we stopped at the sandal sand bar, the sand bar, sand bar. They had live music, also outdoor seating at coligny, coligny Plaza, which is, again, bike riding distance from here, they have all kinds of restaurants, all kinds of boutiques and shops and tourist shops and ice cream places, and, I mean, it's a great place for families, it's a great place for adults. It's a great place really, for all ages. Yeah,

I think Hilton Head has done a great job and not niching themselves. There's stuff for kids to do, there's stuff for adults to do. There's stuff for teens to do. They also have done a great job in transportation, not only the bike trails, which are all paved. So you can do 75 miles of paved roads. You can get from one end of the island to the other end of the island. You can go to stores. You could go to restaurants. But they also have, during the season, they have a free shuttle, which is a big golf cart. You call them up, they'll come pick you up, and they just work on tips. Well, they there's also a regular and then I was gonna say that you also have the breeze shuttle, which

I think that mostly just runs from like Memorial Day to Labor Day, yeah, this summer, right? It's third season that, and that trolley picks up right at the gates of the resort. So it's so nice. Like when we did not have a tow vehicle, it was our first time. We were only driving two hours away. So we didn't need that. We did not need a car at all. As a matter of fact, we don't even have our car. We've been here for, what, 12 days now, we don't even have a car. Our friends have picked us up for dinner. We've gotten an Uber. Uber is, like, super easy to get, but we've ridden our bikes almost everywhere. Yeah, I mean, you even ran up to the grocery stores, like, I'll get a couple bags. Oh, yeah.

I mean, it's so convenient. Why? Why wouldn't you it's, it's almost more of a pain to use your car than to use your bike,

Lisa RichartHernandez  17:41  
right, right? So there's two other RV resorts in the Hilton Head area. Hilton Head national is a brand new campground, non ownership, and we haven't been up there, but they have been getting rave reviews. They have an adult section, they have a lazy river, all that kind of stuff. But they're not on Hilton Head Island. So you're closer to Bluffton, which is off island in traffic in the summer, if you wanted to get to the beach, probably take you 45 minutes. Or we can ride our bikes there in 10 Yeah. So it really kind of depends on what your priorities are, like, what you like to do or want to do, and where you're at we like the the wooded, you know, setting, and the trees that create shade in the summertime. We love being owners here, but I we also are Class A only, so if you're a fifth wheel, you don't have an option to come here. So the other options is Hilton Head Island, Hilton and national, which does allow fifth wheels. And then there's Hilton Head Harbor Resort and Marina, RV resort or Marina, and owners in that resort can have a fifth wheel, but renters cannot have anything with slides. So there is a marina there and a boat dock. So if you're boater, it's a little bit up the island as well. Not bike access to any of the things, but you are right on the water. And you can, you can be a member of the Freedom Boat Club there, whatever it's called, where you rent, you know, buy into the boat membership. You can, you can launch a boat from there. And they have docking so, you know, if you're more of an if you're interested in that, that might be something to check

out. And they do have 15 sites that are on the water, yeah,

now those are ownership resort as well. As a matter of fact, we just hired a new agent in there, so we're hopefully going to, you know, start doing some more sales and marketing in that resort, as well as Hilton hood Island motor coach resort. But it's an option for people to purchase as well. If they don't have a class A motor coach, they can purchase and own a fifth wheel and place it there. So if you're looking for something like that, it is, it is pretty views. They have an on site restaurant called sunsets. It has good Google reviews, a very small restaurant, if two pools a tennis court. So very different clientele than what I would say for Hilton Head Island motor coach resort. But still, you know, wanted to mention that for for people that are listed. Out there that don't have a class, a or,

yeah, it's just all the options that are on, yeah, on or very close to the island, yes.

Location wise, Hilton Island motor coach resort, you can't beat it. You really cannot beat I mean, we have stayed at lots of places across the country, and you know, generally speaking, when these places are built, they have to go outside of the city limits or be more in rural settings because of the zoning. Well, this was built so long ago that the town of Hilton had almost built around Hilton Head Island motor coach. So we're a very unique location. Our people that come here like love Hilton had, and what we have to offer here. And it's not until we spent 14 months out outside of this area, down in Alabama, and, you know, doing some traveling out west, we've been a bunch of different RV shows and stuff for work, but coming home to here was like, oh my god, I forgot how amazing this is. Like, we could just eat our way through the whole I like, I think we've, we've eaten so much food since, yeah,

they got great restaurants. If you love golf, this is golf Central. So many golf courses gotta be at least 25 golf courses. I don't know about that many, but there's a lot of them. And of course, the heritage is here at the

Heritage Golf Tournament is in the spring. It's usually around Easter time. It's at Harbor Town, which is literally right across from the resort. We can ride our bikes there, so you could ride your bikes into the heritage and sea pines is trying to tell you that you can't have E bikes now, but we've gotten in before.

Yeah, there's always a way around the system, but they are pretty picky about what they allow into that set. So that's a gated section of the island, and that tournament is fantastic. It's televised every year, obviously, and this place gets packed during that week.

Yeah, packed. So you said, Oh, I don't think there's that many golf courses. I just did a quick Google search and it said, Hilton Head has evolved into a golf destination that caters to all types of golfers, with over 30 championship golf courses spread across the island, Island, wow, they

must be counting off island that's considered, you know, you know what I mean, like Hilton Head is considered the whole thing. But

I well, they must be. They might be considering Bluffton too. But it says, although Hilton Head Island is only 12 by five miles wide, it boasts more than 250 restaurants and 24 champion golf courses.

I mean, George, he's gotten out twice in this past week with his clubs that been hiding underneath our bed in the RV for, I don't know, at least a year.

Yeah. And I think I found this, the secret to bettering my game is to not play for a year, and then when I came back, I was really surprised, and I think it was just because I said, Well, I haven't played in a year, so just swing the clubs, and I had a two great rounds. So, but I digress, yeah, quit while you're

ahead. Maybe, yeah, um, but so you know, if that's something that you're into golfing, you know, it that's here for you. If you're into shopping. I just came back from the outlet mall up the island. It's got all of the high end, like outlets for all of the name brand Lily Pulitzer and all the development stuff, right? Yeah, so we, you know, there's shopping. You've got all the boutiques, and then, you know, 250 restaurants that, literally, it's, it's funny, because people always say, oh, what's your favorite restaurant? And we have probably, like, our five favorite restaurants, which maybe we should, maybe we should go through those and say that. But normally we're not here long enough to go to more than five restaurants. And we're like, okay, next time we got to get to this one, we're going to try something new. So okay, let's just as an aside, say, what is your probably our top five favorite restaurants on the island, so like that. So far,

it's so hard to say, because I love Italian food, then I love a nice steak and I love Mexican food. So those three are like the top all right. If I had to pick one, I would probably say, surprisingly, Santa Fe is one of my favorite ones. Okay,

so Santa Fe is an upscale it's, it's almost more Tex Mex to me than actual Mexican food. I would say, like the the Steak Fajita that George loves is made with sliced filet mignon. And then I mean, good filet mignon. Really, really well done. Good seasoning. Like, so good like, well, the first time our friends took us there, he got this tomahawk ribeye. And I was like, who is going to order a gigantic steak at a Mexican restaurant? I'm like. Keeping my mouth shut over there, like, so silently judging he gets that steak. It was probably one of the best steaks I've ever eaten. He's like, you gotta try it. And I was like, oh my god, yeah. It was so good. Great flavor, so tender, like, perfectly cooked. It was. Then

our fajitas came with the filet. I mean, they're on, which will change your life. Yeah, they were so good. And then, um, they have the painted soup, Painted

Desert soup. And if you just google search it, you'll see the pictures of the soup is very good, and we highly recommend that. And getting reservations and their margaritas are excellent. Yeah, I don't know me, tears margaritas. I prefer Wow. Tierras will show up. So me, Tierra is the Mexican restaurant literally across the street from Hilton Head Island motor coach resort. And one of our very first trips here, we decided to do a little bar hopping. And if you come to Hilton Head, you'll find that they have these sign rules and advertising laws, so it's very wooded, and they they're very protective of their trees and nature, and so, like, I didn't even know there was a McDonald's for like, a year and a half because the sign was so small. And so we are, you know, at the end of our night and or said, We gotta, we gotta head, we gotta get back to the resort. Well,

did you say we went bar hopping? We went bar hopping, right? So we started walking around, and we thought we were, we didn't know where we were. We had no clue,

yes, because it's so it's dark, there's not a lot of, you know, high, like, light, bright lights, or anything. So we really didn't know where we were. So George calls an Uber, and the guy pulls up George like, he's like, are you serious? And George is like, Yeah, I'm serious. I'm George. He says, Sorry. Get in and drives us across the street,

literally across the street. Now you say to yourself, didn't you see that on the map when you ordered the Uber? Well, remember, we were bar hopping, and if I could see straight, I would have seen that the resort was across the street. So I just ordered an Uber and hit go, and when he got there, he literally put the car and drive, went across the street, put it in park, and said, We're here, yeah, so he got a nice, big tip,

yeah. I mean, that's how close, like, there's a little brewery right, like, a block away that has food trucks and stuff that's amazing pizza places. So char bar is part of the surge group of restaurants. And it is another one of our favorite go tos that we have to go to lunch. We have to have lunch there. They have great burgers. Our favorite is the black and blue burger, which is blackened. It's got blue cheese crumbles and bacon on a pretzel roll, isn't it? Angus, yeah, there. And they have this, they have this wagyu jam, one that is really good too. All of them are good. They're all great. So we really enjoyed that. But they also serve sushi. There's a place right next to that called relish that has amazing fall or fall, huh? However you want to

And they have Asian food too. That is really good. So

that's one of the good things with Hilton Head. There's, I would say there's very few fast food restaurants. There's a lot of great restaurants. Well, there are fast food restaurants. I don't know there are. There are. They're hidden, but they've got great restaurants, and they've got everything from Italian Thai, the Irish pub, you name it, you can find, yeah. I

mean, we had really good Thai food. What was the name of that place that we went?

We just went, and I can't remember the name of it. It was really, really good,

yeah. And then we just had Italian at Umbra casino, O M, B, R, A, C, U, C, I n, a, Ombra casino, and it was fabulous. And they had an early bird dinner that was a three course meal for $38

there's a lot of early birds. We love to eat early birds now. Yeah, we really enjoyed that. So we went. We got there early, not purposely, but then they had the early bird menu, I think it was like five o'clock, and I had, like, a beef carpaccio. They had a gluten free pasta, which was fabulous, because I've I'm gluten free, so I don't normally care to go to Italian restaurants, because it's so much gluten there. But Hilton Head has got some great ones too. And he's, yeah, we got to go to this boathouse. I got to get the soup. And so, of course, we tried it. And it was, it was, it was everything he had hyped it up to be. So it was really good.

perfect examples. Friends of ours that live here. They have a son who's 1918, and they love the lifestyle so much that they bought in here. The kid loves it, and they get to live this lifestyle.

And people show up with our snacks and whatever they want to drink, and we might get a heated game, a left right center going, or the horse race game going, or whatever it is. There's always something hard games and it's really fun, like, that's great. I think one of the biggest things about one of these ownership type resorts that has activities for the community, like, it's different than just going to your regular old campground. You know, nothing against koas or anything like that. I mean, they, they are what they are, but you don't go back to the same koa and run into, you know, your friends that you just saw. You know,

well, and I, I think if you think about it, a koa is about the the, for example, Nashville, you go to the KOA in Nashville because of Nashville. You don't go to the KOA because it, you know what I mean, the KOA itself is not the destination. Is what I'm trying to say, we're here, this is a destination, and we have the added benefit that it's also in a destination location, yeah. So it's like a double, yeah, you got double, double the benefits, yeah.

They had all these, like chairs and, like the, you know, those like, white lights that they put in the trees, like, it just looks really like cool and pretty there. And we, I mean, we walked home from there, it's walking distance to Callahan's. We went to Callahan's, which is a local sports bar that got, like, tons of pool tables and darts

They've got games for the kids outside. So,

And the resort actually put in three big bike racks right here, right by the check in office. So if you rent the bike, they'll drop it off there. You go, pick it up, you use it for the week, and then you just drop it off right there. So they've made it super convenient to rent bikes. Yeah, there is also a small airport on the island. I don't know. Are some of our friends are like they went on a whole brewery tour. So I know there's a lot of them. Interestingly, George and I have about, I don't know, probably it's been about four or five months now. Yeah, five months, I was having a lot of problems with diverticulitis flare ups, which is inflammation of your intestines. And so inflammation in my body was, like a really big thing, and I had given up all the different things, corn and nuts and seeds and everything, to try to get the flare ups to stop, and none of it was working. I kept having them, and it's a lot of pain, and so I finally decided to stop drinking alcohol, and I haven't had a flare up since, but I did really want to continue to be able to have that relaxing, you know, drink or whatever. And so I've pretty much switched to THC seltzers, which are delta nine seltzers. They're legal everywhere. They actually sell them at some of the bars here in Hilton Ed, they have a whole bar in South Carolina and Charleston that only serves THC cocktails. So it's a Delta nine version. We've been drinking those they give you a happy feeling like you might have after having a few drinks of alcohol, in a good way, without the anxiety and forgetfulness of what might have happened the night before and the hangovers. And so we wake up feeling fresh and no hangover at all. As a matter of fact, I get like an amazing sleep. So I've kind of started a whole journey of different taste testing, of THC seltzers, which I think I might even start a tick tock about those, just for people, because I know when, you know, when I started investigating this option, I didn't know, you know, what was good, what what I liked, or anything like that. So it's been quite a journey the last five months. Maybe once I get a little more experience on that, we'll talk some more about it. We'll put some links in our show notes. I have these little drop called Buzz drops, and you can put them in your water. They have no flavor, but they're each dropper full is 2.5 milligrams of THC, and so you can just kind of drink along with your friends and and not have a hangover.
